Kit supply is a materials-only service — a supplier provides the structural components, cladding, roofing, windows, doors and plans for a granny flat, and you arrange construction separately. As of Q1 2026, kit supply packages cost between $30,000 and $80,000 depending on size and specification.

This is the most affordable entry point for a granny flat, but the kit is only a fraction of the total cost. You still need a concrete slab, licensed tradespeople for plumbing and electrical, council approval, inspections and internal finishing. Total project cost with a kit is typically $70,000 to $150,000.

Kit supply suits owner-builders who want maximum control over trade selection and project timing, or buyers working with a licensed builder who prefer to source materials independently from labour.

Kit supply vs kit build

Kit supply means materials only — the supplier delivers the package and you handle everything else. Kit build means the supplier also provides assembly, either through their own crew or a nominated builder.

The price difference between supply-only and supply-plus-assembly is significant. A 1-bedroom kit supply package might cost $40,000, while the same kit with builder assembly runs $80,000 to $100,000. The gap covers labour, project management and the builder's margin.

What is in a typical kit

A standard kit supply package includes pre-cut or pre-nailed structural timber frames, external cladding (fibre cement, weatherboard or metal), Colorbond roofing and fascia, windows and external doors, internal wall and ceiling lining, fixing hardware and fasteners, and architectural plans suitable for council submission.

Some suppliers offer tiered packages — a base kit with standard materials and an upgraded kit with premium cladding, better windows and insulation upgrades.

What you need to arrange separately

The kit covers the shell. Everything else is your responsibility.

Site preparation: concrete slab or strip footings ($8,000 to $15,000 depending on site). Plumbing: rough-in, fit-off, hot water and sewer connection ($6,000 to $12,000). Electrical: wiring, switchboard, meter and connection ($5,000 to $10,000). Council approval: CDC or DA fees ($3,000 to $8,000). Internal finishing: tiling, cabinetry, painting, flooring ($5,000 to $15,000).

Total additional costs typically range from $40,000 to $70,000 on top of the kit price.

Owner-builder requirements

If you are managing the build yourself, you need an owner-builder permit in most states. In NSW, this requires completing an owner-builder course (around $400) for projects over $10,000. In VIC, the threshold is $16,000.

Owner-builders carry the same legal obligations as licensed builders — including responsibility for building code compliance, workplace safety and insurance. You must also disclose owner-builder work when selling the property. NSW has a 5-year disclosure and insurance requirement, VIC has 6.5 years.
